How it works
You describe what you can see and where the property is. We ask about power, the water source, and whether anyone is in the building.
On site we take moisture readings in framing, subfloor, and wall cavities, and check the crawl space or below-grade areas whether or not water is visible there.
Pumping and extraction come first, then air movers and dehumidifiers sized to the space, with saturated materials removed where they cannot dry in place.
We re-read the same points over following days and adjust equipment until the numbers hold, then document what was done for your own records.
East-central Indiana runs through hard freezes, thaws, and then long soaking rains, sometimes inside the same month. Ground that is already saturated cannot take more, so water follows the easiest path: down a foundation wall, along a footing drain that has silted up, or straight into a crawl space through a vent.

No, but the scope changes. After several days, insulation and any organic material under the floor have usually taken on water, and joists and subfloor need readings rather than a look. The work becomes removal of what cannot dry, then drying the structure itself. Call and describe the smell, the standing depth, and how long the property was empty.
